The size and complexity of the work
The area being addressed, roof layout, access and the type of problem can affect the proposed work. A localized repair and a replacement are different projects. Describe your roof and request an assessment before relying on a number from another property.
Materials and the existing condition
Material choices and the condition revealed during an assessment can change a proposal. Ask what is included in the base scope and what would count as additional work. Clarify how any unexpected findings are documented and approved before the project proceeds.
What is included in the quoted total
Removal, disposal, preparation, cleanup and other project responsibilities may be included differently in competing proposals. Ask for exclusions and optional items to be stated clearly. A lower total may reflect a smaller scope; a higher total should be explained through the actual work.
How to get a useful comparison
Give each contractor the same project information and compare written proposals. Ask about assessment fees before booking, since our free request does not establish the contractor’s fees. Review the scope, change process and warranty terms alongside the total. You choose whether to hire and agree the price directly with the contractor.
