Scope and materials
Ask which roof areas are included, what work will be performed and which materials or components are specified. Clarify whether removal of existing material is included and what is excluded. If two proposals differ, ask each contractor to identify the practical difference rather than comparing totals alone.
Access, protection and cleanup
Discuss access to the property, material storage, debris removal and protection of surrounding areas. Ask how daily cleanup and final cleanup are handled. Confirm any preparations you need to make before work starts and who will be your contact during the job.
Changes, schedule and payment
Ask how the contractor documents additional damage, prices changes and obtains your approval. Discuss expected timing and how delays are communicated. Review the proposed payment terms and keep the agreed documents. Clarify who handles any project-specific permits or inspections.
Credentials and warranties
Ask for current license information and proof of insurance, then independently verify the information. Request the applicable warranty documents and an explanation of who provides each warranty. This checklist is preparation for a conversation, not a substitute for reviewing your particular agreement.
