Start with the reason for replacement
Tell the contractor what prompted your request: recurring problems, visible wear, a previous assessment or plans for your home. Ask what the inspection shows and why replacement is recommended. The age of a roof alone is not an online diagnosis; the condition of the roof and the proposed work need a project-specific assessment.
Discuss materials as part of the whole project
Ask which material options suit the proposed roof system, what each quote includes and how the choices affect maintenance and warranty terms. Compare more than the visible finish. Have the contractor explain the components included in the proposal and how any material changes would affect the written price.
Understand the work and disruption
Discuss access, removal of old material, debris handling, protection of surrounding areas and daily cleanup. Ask what arrangements are needed for vehicles, pets and access to the property. Clarify the expected schedule, how weather may affect it and who will communicate changes. Confirm project-specific permit responsibilities with the contractor.
Keep changes and warranties clear
Ask how hidden damage would be handled, how a change is priced and when your approval is needed. Request the payment terms and warranty documents before committing. Clarify which warranties come from the material manufacturer and which relate to the contractor’s work; the referral service does not provide those warranties.
