What are you noticing?
Missing or displaced roofing materials, damaged flashing, recurring moisture marks and visible wear are useful things to mention. Tell the contractor when you first noticed the problem, whether it follows rain and whether it has happened before. A description helps plan the assessment; it cannot establish the cause without an inspection.
What a repair assessment should clarify
Ask which part of the roof is affected, what evidence supports the proposed repair and whether nearby materials also need attention. Have the contractor explain what is included in the work and what remains outside its scope. The aim is a clear proposal for your particular roof, rather than a repair selected from a generic online checklist.
Why repair estimates differ
Access, roof material, the extent of damage and the condition beneath the visible surface can change the proposed work. Two prices may cover different tasks. Compare the written scope, removal and cleanup, materials and warranty terms before comparing the total. Ask how additional damage discovered during work would be documented and approved.
Repair or replacement?
A localized issue and a roof with broader deterioration can require different approaches. Ask the contractor to explain both the recommended option and its limits. If the proposal is a replacement, ask why a repair would not meet your needs. Our repair-versus-replacement guide gives you questions to bring to that discussion.
